Renting a room in Slough: a local guide for tenants and landlords

Part 1: Finding a room to rent
1. Set your budget
Work out what you can afford each month, including bills if they aren’t included. Remember the money you’ll need upfront. 3. Shared house or lodger?
It matters who you live with. If the landlord lives in the home with you, you’re usually a lodger. Lodgers have fewer legal protections, the notice period can be shorter, and your deposit may not have to go into a deposit protection scheme. 4. View it in person
Always view the room, and the rest of the house, before you pay anything. Meet the landlord or agent and, if you can, the people you’ll be living with. 5. Get it in writing
Before you move in, ask for a written agreement that shows the rent, what’s included, the deposit and how it’s protected, the notice period and the house rules. Keep a copy, along with photos of the room on the day you move in.
6. Avoid rental scams
- Never pay a deposit or rent for a room you haven’t seen in person.
- Be wary if the rent is much lower than similar rooms nearby.
- Don’t trust anyone who says they’re abroad and will post you the keys.
- Never pay by gift cards, cryptocurrency or a money transfer service.

Part 2: Renting out a room in your home
1. Check you’re allowed to
If you have a mortgage, ask your lender. If you rent your home, check your tenancy agreement and get your landlord’s permission first. Tell your home insurer too, as taking in a lodger can affect your cover.
2. Understand the money
Under the government’s Rent a Room Scheme, you can earn up to £7,500 a year tax-free from letting furnished accommodation in your own home. Check GOV.UK for the current limit and how it applies to you. If you live alone and claim the single person council tax discount, taking in a lodger may affect it, so check with Slough Borough Council.
3. Do the legal checks
- Right to rent: in England, you must check that a lodger or tenant has the right to rent in the UK before they move in. GOV.UK explains how.
- Gas safety: if there are gas appliances, you need an annual gas safety check by a Gas Safe registered engineer.
- Smoke and carbon monoxide alarms: fit them and test them regularly.
- Shared houses: if you let rooms in a property you don’t live in, it may count as a house in multiple occupation (HMO) and need a licence. Check Slough Borough Council’s website.
