Step 1: Know the types of room

Step 2: Work out your real monthly cost

Step 5: View it properly

- Who else lives here, and what are they like? Can I meet them?
- What exactly is included in the rent?
- How are cleaning and shared areas organised?
- Are there any house rules, such as about guests, noise or cooking?

- How long is the agreement, and how much notice do I need to give?
Step 6: Moving in
- Get a written agreement showing the rent, what’s included, the deposit and the notice period.
- Have your documents ready: landlords in England must check you have the right to rent, so bring your passport or other ID.
- Check your deposit is protected: for most shared houses where the landlord doesn’t live with you, it must go into a government-backed deposit protection scheme. Ask for the details.
- Take photos of the room and any marks or damage on the day you move in, and check the inventory if there is one.
- Get a receipt for every payment, and pay by bank transfer rather than cash.
Red flags to watch for
- A landlord who asks for money before you’ve viewed the room
- Rent far below similar rooms nearby
- A “landlord” who says they’re abroad and will post the keys
- Pressure to pay a deposit straight away to “secure” the room
- Asking you to bid or make offers on the rent. This isn’t allowed on Benta, and every room ad must show a clear monthly rent.
